For the property owner this causes huge refuse piles which demands greater cash outlay if they choose to dispose of these piles. <p>Everyone has to start from something small. In the Tax Delinquent Investment Business, it would be wise to start out small during the beginning.</p>
<p>On purchasing tax delinquent properties you&#8217;ve decided to focus more on lower dollar value properties. This is great since, the lower the value of the property the lower it&#8217;s back taxes are, and adding up both won&#8217;t get you off your budget.</p>
<p>Usually the Assessed value is a percent of the actual market value of the property. If they say that the assessed value is 5% of the actual property and that 5% is at $500 then the estimated property value would be $10,000. Basically you would want to focus on delinquent properties that are assessed at perhaps $50 to $500. Eliminate the higher dollar values because chances are all of those are going to get redeemed and that&#8217;s not what you&#8217;re looking for. Remember you&#8217;re on a budget and its best to stick to it.</p>
<p>After eliminating properties with high and very low assessed values, next thing to do is to get the addresses of all the property owners that are on that list. You would want to know if the owner lives in state or out of state. If the owner lives nearby chances are they&#8217;re not that willing to give up the property soon but are just waiting out for the right deal, which is high as they would hope. But if they leave out of state, most likely they show little interest on the property and are willing to give it up.</p>
<p>Sometimes counties send letters to property owners who weren&#8217;t able to pay their property taxes and if they send it out to a bad address or the owner doesn&#8217;t respond to such letters, the county put a mark on these properties. You can ask the county for that list if they have one.</p>
<p>Out of state owners are those you have to put your eye on because they are the ones who are more than willing to let their properties go. The sooner they want to get rid off their properties the cheaper the deal you&#8217;ll be getting. Most of all, you get to stick to your goal and budget.<span id="more-182"></span></p>
<p>They say that all good things come from small packages. In Tax Delinquent Investing, starting out small and doing it right will eventually lead to great things. It would be advisable to start small and spend more time to master the craft in the beginning. The great package will come later as a result of all your invested hard work.</p>

<p>The skiing in the Southern Alps is often underestimated. The sun tends to shine more, it is warmer and the snow record is really good, and of course if you stay below the mountain you are in tantalising reach of the beaches of Cannes and Nice. This area is one of the few in the world where you can have a morning skiing and still get down to the beach for a late lunch in the sunshine!</p>
<p>The best known resort is Isola 2000 which as its name suggests is quite high at 2000 metres, and with some northern facing slopes, skiing can continue until the end of April some years. Against Isola is the fact that it is a purpose-built resort so often lacks the alpine charm one normally associates with skiing and it can be a nightmare of a place on New Years Eve when loads of undesirables from Nice and Marseilles book all the cheap accommodation and make a nuisance of themselves, but this is really limited to that one time.</p>
<p>Other nearby resorts include Auron, which is a bit smaller and slightly more charming. Further down the hill are several smaller resorts which can be very popular if conditions allow. Whilst Nice is 2 hours drive down the hill, some of the smaller resorts can be reached in under 90 minutes from the coast, which means that renting a villa in the hinterland of Cannes can give you opportunities to combine some skiing with more leisurely pursuits when the limbs get a bit tired, or the weather is slightly less clement. This of course is aimed at the fair weather skier, of which number I count myself! If the visibility gets poor then often it is still sunny at the coast, so lunch on the beach at one of the many restaurants in Cannes that remain open all year around can be a very nice distraction from getting cold on the mountain!</p>
<p>Of course, Cannes has other delights as well, not the least of which is the shopping and the restaurants of the old town which still buzz even in the depths of winter.</p>
<p>Greoliere Les Nieges is a small resort with a dozen lifts and maybe 20 runs, but it is within and hour and half drive from Cannes and although quite low at 1400-1800 metres,<span id="more-173"></span> it has a great snow record and a daily pass is not much over 20 Euros. Many ex pats living between the mountains and the coast look at the weather in the morning and make an instant decision to go up skiing for the day.</p>
<p>The Val D&#8217;Allos is a little further inland with an even better snow record, in fact you are just about guaranteed snow in this resort, but perhaps a little too far from the coast if you wish to combine snow and sun. The resort of Limony just over the Italian border is also under 2 hours from Cannes and can give you a taste of skiing in Italy.</p>
<p>In an ideal world, one would rent a private villa in the area behind Cannes, where villages such as Valbonne, Mouans Sartoux, Le Rouret and Roquefort Les Pins are all still awake in wintertime, unlike much of rural France which can go to sleep from October to May. Valbonne in particular is buzzing at any time of the year, and for those mad sporting types, there are some excellent golf courses in the area, so what about ski, golf and sun holidays, that is a new concept!</p>
<p>Nice airport is the second busiest in France and thus has flights emanating from all over the UK including the four main London airports, so the best bet is to hire a car from there to drive to your villa, and let the holiday commence!</p>

<p>Provence is quite a large area stretching from north of Monaco right across to the west of Arles, and dotted throughout the countryside are hundreds of pretty villages, steeped in history and many lovely vineyards and olive mills. The opportunities to enjoy an atmospheric visit to an ancient village and partake of a glass of the local rose or perhaps a pastis in a leafy square in the warm summer sunshine must be one of the most evocative sensations one can ever experience.</p>
<p>The villages nearer Cannes and Monte Carlo tend to be much more sophisticated than the villages in the Var, north of St Tropez and out towards the Carmargue. Valbonne stands out amongst these, with its 12th century square surrounded by restaurants and cafe&#8217;s, and with no cars allowed after mid day makes this one of the most sought after holiday and second home locations in the whole of Provence, a fact borne out by the prices of property in the village. There is a huge ex pat community here due to the proximity of several international schools and the French version of Silicon Valley at nearby Sophia Antipolis.</p>
<p>But if you want solitude and to commune with nature, do some hiking and be far from the crowds, then head into the northern and eastern parts of Provence where you will find dozens of quiet hamlets, all with their own charm and story to tell.</p>
<p>Maillane for instance is at the centre of the olive oil trade with still a number of working olive mills and of course a countryside covered in olive trees, a particularly attractive tree that can live for thousands of years. Indeed the oldest ones were probably producing olives in Roman times. Eyragues, Maubec and Lorges are all very pretty villages and St Vallier de Thiey north of Grasse is one of any number of villages perched on the hills that offer fantastic panoramic views across to the Mediterranean and even as far as Corsica on a clear day.</p>
<p>Bormes les Mimosas in late January and February is at the centre of the Mimosa Trail. The mimosa is a flowering shrub which lights up the Provencal coastal hills in early spring with its distinctive and bright and cheery flowers, which are so popular that a Mimosa trail has become established which runs for scores of miles along the hillsides.</p>
<p>The staggering beauty of the Loup river, best appreciated from Bar Sur Loup where the waters rush from the snow fields above and cascade down towards the sea. Gurdon with its terrific views and lovely old preserved village, and Eze, with is breathtaking cows nest restaurants clinging to the side of the hillside thousands of feet above the sea. <span id="more-171"></span>The whole Var area is wild and sometimes windy when the Mistral blows, hot in summer, cold in winter, but the beauty of the wild landscape cannot be underestimated, it has inspired artists for centuries. The wine region of the Var also produces an amazing range of wonderful wines, mainly rose, which is cheap and vastly underestimated.</p>
<p>In order fully to appreciate the area, the best option is to consider renting a private villa. These often come with great views, nice gardens and great views and can be so much more relaxing that spending time in a hotel. A private swimming pool is a luxury you can afford, even in high season. there is a massive range of property available and an array of agencies who will arrange and look after the rental details for you, some of them are even English, but most speak English anyway.</p>
<p>Provence is easily reachable by car from Nice airport, which has flights to at least 8 UK destinations and most European centres, but Marseilles and Toulon airports are both possible.</p>

<p>The life of a real estate agent can be a tough life, running around searching for a buyers, looking for homes to list and trying to scare up a transaction or two. A key to agent success is to develop a real estate marketing-based business that generates a steady flow of new leads. Most real estate agents operate deal to deal, working very hard to get a deal, servicing that deal and then starting over looking for the next deal, it&#8217;s a &#8220;hamster-wheel&#8221; existence. When they do start over looking for the next deal, they often start looking for a quick fix. This is not a good way to structure your business or organize your life.</p>
<p>Here are 10 good signs you&#8217;ve fallen into the deal-to-deal trap:</p>
<p>1. You make excuses that the demands of your current clients don&#8217;t allow time for marketing and prospecting.</p>
<p>2. You get a listing and you start &#8220;marketing the property&#8221; and think that that&#8217;s actually marketing.</p>
<p>3. You&#8217;re waiting for your next commission to establish a marketing budget (and you&#8217;ve been saying this for your last four transactions).</p>

Today&#8217;s successful agents are creating personal video profiles, posting them on YouTube and linking to their website, Facebook, LinkedIn and other social media sites. Your personal video profile is a great way to get prospects to feel comfortable with you before they ever meet you. Remember that people like to do business with people they like. The goal of your website is to have the prospects who watch your video feel good about you and to like you after they&#8217;re done watching the video.</p>
<p>Think of the short 2-4 minute video clips that you see about Olympic athletes. These clips give us some insight into the type of person they are and helps to make them a real person in our minds.</p>
<p>As an agent, start with a brief personal introduction-who you are, your past, your family- and perhaps a short comment on why you decided to become a real estate professional or what you enjoy most about being a real estate agent. Don&#8217;t sell the second you start talking, saying what you can do for the person watching, etc., or you&#8217;ll instantly take on that used car sales persona.</p>
<p>When I create one of these videos for an agent, I talk about things like the themes we want to cover, the tone we want to create and develop a basic outline of topics, but we do not script it. If you read or recite a script, unless you are a truly gifted actor, it will come across stiff and uninteresting. When the camera starts rolling, you want to be both personable and professional. Smile&#8230;be friendly&#8230;and relax. I recommend not looking directly into the camera&#8230;but instead just off to the side as if you were being interviewed by Larry King.</p>
<p>It&#8217;s fine to use a cue card, where a subtle glance at key words can keep you on target. Don&#8217;t be afraid to use your natural humor; the key is to be yourself. The more relaxed and comfortable you are, the better you will come across on video. Record a few practice sessions and critique them with help from friends and family. But remember, it&#8217;s more important for your presentation to be authentic and personable than for it to be flawless. When you are ready to record the real thing, do three or four takes and select the best one.<span id="more-166"></span></p>
<p>Then post your video on YouTube, your real estate website, in social media, and everywhere else you can think of to begin marketing yourself with YouTube.</p>

<p><strong>Straddling the border between France, Italy and Germany lie the Alps, a majestic spectacle to behold. But also an impediment to cross-border progress, it must be said. The vertiginous roads that wind and wriggle across these rugged mountains are hazardous to traverse, resulting in traffic jams, environmental damage and much gritting of teeth for all concerned.</strong></p>
<p>It&#8217;s easy to understand why the governments of all three countries were eager to commission a passage to cut through the mountains. The Gotthard Base Tunnel, as it is known, burrows beneath the Alps, obviating the need to negotiate mountainous chicanes altogether. When it is completed, the tunnel will not only speed up the transportation of goods and flow of traffic, but could conceivably provide a new way for tourists to reach the ski resorts at the summit. The world&#8217;s largest elevator is being mooted as an accessory to what is already a gargantuan undertaking.</p>
<p>The 35-mile railway tunnel will be the longest of its type upon completion, overtaking the Seikan Tunnel in Japan. With twin tracks enabling high speed trains to hurtle through at up to 155 mph, commuting time between Zurich and Milan will be significantly reduced. Construction has been hastened by the building of four access tunnels, enabling work to be conducted on all four sections simultaneously, while a fifth has recently been added. The project, currently on schedule, is due for completion in 2016.</p>
<p>It may arrive on time, but it certainly won&#8217;t be arriving on budget &#8211; originally costed at £6.4 billion, that figure has now spiraled to £10 billion. Eight of the 20,000 workers involved in the tunnel&#8217;s construction have died thus far, leading some to question the true price of this mammoth undertaking. Not all of the problems affecting the project are subterranean either &#8211; last week 30 police officers were injured in clashes with protestors objecting to the rail link. Demonstrators near Turin gathered to draw attention to the area of outstanding natural beauty they claim will be destroyed by the line&#8217;s encroachment. Five people were arrested during the protests, which were blamed on the work of left-wing extremists.<span id="more-163"></span></p>
<p>With the accolade of &#8216;world&#8217;s largest&#8217; often applied to Asia&#8217;s ever-growing construction industry, the Gotthard Base Tunnel will be Europe&#8217;s attempt at regaining one such crown &#8211; for now at least. Upon completion, the tunnel will be a truly impressive sight to behold &#8211; almost on a par with the Alps themselves.</p>

<p>In August of 1914, as the world teetered on the brink of war, the Panama Canal opened for business. After decades of political wrangling, titanic construction work and a mounting death toll, the project had become the largest engineering project ever undertaken, encompassing almost fifty miles excavated through disease-ridden jungle. Its completion heralded a vital shortcut for trade routes between the Atlantic and Pacific. Over the passing decades, the number of vessels using the canal has increased exponentially.</p>
<p>Due to the numerical and physical volume of ships that annually traverse the waterway, in 2006 an expansion project was proposed to swell its capacity. It was approved unanimously by Panama&#8217;s National Assembly and subsequently by its citizens, who voted overwhelmingly for the project to be given the go-ahead. Originally, the canal consisted of two lanes at either end leading from the Atlantic and Pacific oceans into the canal&#8217;s artificial lakes.</p>
<p>The expansion project will see a third lane added to each side, allowing a greater number of ships to enter the waterway. On the Pacific side, this will incorporate the disused channels begun by the US after embarking on a similar development in 1940. In addition, the existing straits will be widened and deepened to increase the maximum dimensions of viable ships (a formula known as the &#8216;Panamax&#8217;). Up to 40,000 jobs will be created over the course of the project&#8217;s life cycle, most of which revolve around the building of the new lock gate systems and dredging the way for their construction.</p>
<p>Since work began, around 30 million cubic metres have been cleared from the lakes and synthetic firths. A primary challenge in designing the new lock gates was to ensure that the increased operating capacity would have no detrimental impact on the lake that feeds the canal. This was achieved by devising an automated system using custom-built hydraulics to recycle the water used in each stage of the lock. As a result, 60% less water has to be taken from Lake Gatun, in spite of the new canal&#8217;s larger lock chambers.<span id="more-161"></span></p>
<p>Fittingly, the expansion is scheduled to be completed by 2014, just in time for the canal&#8217;s centenary. Due to the spiralling costs, corporate infighting and allegations of bureaucratic corruption that invariably bug such mega-projects however, it remains to be see whether the new canal is ready in time. Whatever the case, there is no disputing that the Panama Canal expansion is one of the most ambitious engineering projects undertaken since the inception of this famous trade route.</p>
